Building in Perryville.

Perryville sits on the north side of the Susquehanna River’s outlet, next to an I-95 exit. It began as the Lower Ferry crossing, grew into a railroad town, and today is the northern terminus of MARC’s Penn Line, where the 1905 station also houses a railroad museum. Rodgers Tavern and the Perry Point Mansion House and Mill are on the National Register, and 4,391 people lived here in 2020.

We are roughly 58 miles and 79 minutes from Perryville, working out of our office in Dover. We draw the building, price it plainly, file with the Town and then the county, and send a crew to build it. A project manager keeps you posted in between, and you make the final payment after the county’s final inspection.

Permits and rules in Perryville.

Cecil County requires Perryville’s approval before you can apply for a county building permit, and the Town’s approval documents go in with that application. Start with the Town of Perryville’s Planning & Zoning office through the Town Clerk (410-642-6066, P.O. Box 773). The Town’s own planning pages weren’t readable online, so we confirm its application and any town fees by phone before filing.

The county side runs through the Permits & Inspections Division of the Cecil County Department of Land Use & Development Services (410-996-5235), on its OpenGov portal, using the Residential Accessory Structures application for a garage or residential pole building. The plot plan is drawn at 1 inch = 40 feet or 1 inch = 100 feet and shows every building with distances to property lines, the well or water meter, septic or sewer and the driveway; in the Critical Area or a floodplain it also shows trees to be removed and impervious surface added. Inspections cover footings, pier holes included, then framing and final.

What people build around Perryville.

Perryville runs its own Critical Area program, so shoreline lots on the Susquehanna outlet and the upper Bay fall under Critical Area rules, and parts of town lie in a FEMA flood zone. Away from the water, a detached garage or workshop faces fewer site limits. Because a Cecil permit expires a year after it is issued and work must start within 180 days, we schedule the build to match.

Perryville questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

What is the permit order for a garage in Perryville?

Town first, county second. Perryville must approve the project before Cecil County will take the building permit application, and the Town’s approval goes in with it. The county then issues the permit and inspects the work.

Does Perryville have Critical Area rules?

Yes. Perryville runs its own local Critical Area program, listed by the state Critical Area Commission, and parts of town lie inside the Critical Area along the Susquehanna outlet and the upper Bay. Lot coverage and buffer limits apply there, so we map them before sizing the building.

How far is Perryville from Dover?

About 58 miles, or 79 minutes, from our office at 575 N Dupont Hwy. We serve Perryville and the rest of Cecil County for the design, permits and construction of post-frame buildings.
