What a pole barn costs in Delaware and Maryland
A pole barn’s price comes from the building and the site: size, height, roof, doors, insulation, concrete, add-ons, site work and permits. We don’t publish prices; a free quote with drawings prices your exact building.

A barndominium’s cost is decided by the parts every house needs, not just the steel and posts: the finish level, slab, septic and well, permits, energy code and the interior allowances you choose.

Permits and rules.
Do you need a permit for a pole barn in Delaware?
Almost always, yes. Kent County requires a permit for a pole building of any size, Sussex County for all construction, and New Castle County for accessory buildings outside towns. Farm buildings get a lighter track.

Every county from Cecil to Somerset requires a permit or zoning certificate for a pole barn big enough to park in. Many towns add a step, and farm buildings still need approval, usually a simpler one.
8 min readCan you live in a pole barn in Delaware or Maryland?
Yes, if it’s permitted as a house. A pole barn or barndominium can be a legal home in Delaware or Maryland when zoning allows a dwelling, the plans meet the residential code and it passes final inspection.

Pole barn sizes and what fits in them
A 24x24 pole barn parks two vehicles, a 30x40 adds a shop, and a 40x60 has room for a lift bay, a camper or a small farm’s equipment. Your biggest item and your wall height decide the rest.
8 min readHow long does it take to build a pole barn?
It depends on the county and site. Homes usually take 3 to 5 months to permit, depending on the county; garages and farm buildings usually move faster. One customer’s 60 by 40 took about three months from a January start.
7 min readPole barn, metal building or stick-built garage?
A pole barn stands on wood posts, a metal building on steel frames bolted to concrete, and a stick-built garage on stud walls over a continuous foundation. Each suits different lots, budgets and uses.
8 min readPole barn kit or built for you?
A pole barn kit is a materials package. Drawings for your county, the permit, site work, concrete, labor, equipment and inspections are usually yours to handle; a builder takes those on.
7 min readWhat is a pole barn (and a pole building)?
A pole barn is a post-frame building: large wood posts set in the ground or on concrete carry the roof, so the walls don’t have to, and the floor inside stays open from wall to wall.

5 min readWhy pole buildings are a smart choice for Delaware and Maryland homeowners
Pole buildings suit Delmarva because posts on deep footings replace a full foundation, trusses open wide clear spans, each building is designed for its county’s wind and snow loads, and the outside can match your home.
