From the first call to the final inspection.
Step 1: Quote and contract.
Start however suits you: call the office at 302-399-4420, send the quote form, or build your idea in the 3D designer and send it from there. We’ll talk through what you want to build, where it’s going and how you’ll use it.
Our designers put together drawings and an organized, easy-to-read quote. If something isn’t right, we work through the details with you until the building is yours. The contract then lists the payment draws, so you know what’s due and when before any work starts.
What we’ll need from you
- The address, so we can look up the rules for your lot
- The size you have in mind, or what has to fit inside
- Anything you’ve sketched, saved or designed in 3D

Step 2: Permits.
We manage the permits for you, wherever you live. Every county and town on Delmarva has its own setbacks, height limits and paperwork, so we check what applies to your property before the drawings are final, then handle the application with the office that issues it.
Homes usually take 3 to 5 months to permit, depending on the county. Garages and farm buildings move faster. Waterfront lots, flood zones and historic districts can add a review. Our service area pages list the permit office for each county and town we cover.
What we’ll need from you
- A survey or site plan, if the county or town asks for one
- Approval from your HOA, if your community requires it
- For a home: the septic and well approvals that come before the building permit

Step 3: Construction.
Our crews build it, and our project managers keep you posted every step of the way. The county inspects the work at set points as it goes.
Final payment comes after the county’s final inspection, and every building is backed by our 5-year workmanship warranty, plus the manufacturer warranties on the materials we use.
For a longer walk-through, read what to expect when you build with us and how long a pole barn takes.
What we’ll need from you
- Clear access to the building site for the crew and the deliveries
- Your picks on anything left open, like colors or doors, before the materials are ordered

A customer on the timeline
“We started the project in January, in the dead of winter. These guys were done here, start to finish, as it is today, three months, and that’s in record time.”
Every job is different: the building, the permit office and the weather all play a part. Ask us about your timeline when we talk through your quote.
Questions about the process.
Still wondering about something? Call us at 302-399-4420.
How long does it take to build a pole barn?
It depends most on the permit. Homes usually take 3 to 5 months to permit, depending on the county, and garages and farm buildings move faster. One customer, Jamie, told us his 60 by 40 building was finished three months after a January start.
How do payments work?
The payment draws are listed in your contract, so you know them before work starts. The final payment is due once the building is complete and the county’s final inspection is done.
Can I change the design after I get the quote?
Yes. Our designers work through the details with you until the drawings and the quote match what you want. Changes are easiest before the permit is filed.
Do you handle the permit if I live in a town, not the county?
Yes. Some towns issue their own permits and others leave it to the county. We find out which office covers your address and manage the permit with them.
Is there a warranty?
Every building is backed by our 5-year workmanship warranty, plus the manufacturer warranties on the materials.
