Pole barn under construction: treated posts set in the ground with roof trusses and a green metal roof going on

What makes a pole barn a pole barn.

A pole barn, or post-frame building, stands on large treated wood posts set deep in the ground or on concrete. The posts carry the roof trusses, and horizontal girts and purlins tie everything together under metal siding and roofing. Because the posts do the heavy lifting, the walls don’t have to, and the building can span wide without columns in the middle.

That one idea is why post-frame works for so many jobs: it goes up efficiently, uses less foundation than a conventional building, and leaves a clear, open floor that can be a garage, a horse barn, a shop, a home or a business. Every building we put up starts with your property and the way you plan to use it.

Every building comes with

  • Amish-built by our crews, with a project manager keeping you posted

Planning a pole barn.

What sets the size

Start with what goes inside: vehicles, equipment, animals, a workbench, storage. Measure the biggest item with room to move around it, then think about what you’ll own in five years. Width, length and wall height are the three numbers that matter most, and wall height is the hardest to change later.

What affects the price

We don’t publish package prices, because two buildings of the same size can cost very different amounts. The main drivers are the footprint and wall height, the number and size of doors and windows, the roof style and overhangs, whether it’s insulated or finished inside, the concrete, lean-tos and porches, and what your site needs before building starts. A free quote prices your building exactly.

Permits and design loads

Almost every pole barn needs some kind of permit, and the rules come from your county or town: setbacks from property lines, height limits, lot coverage, and sometimes a separate zoning approval. Buildings are engineered for the local snow and wind loads and set below the frost line. Farm buildings are often treated differently. We find out what applies to your property and manage the permits for you. For the county-by-county details, read our permit guides for Delaware and Maryland’s Eastern Shore.

Your site

Choose high, well-drained ground with a good approach for trucks and trailers, and think about where roof water will go. Low ground, tidal areas and flood zones are common on Delmarva and can change what the county asks for. We’ll look at your site when we draw the building.

How it works
  1. Step 1: Quote & contract

Tell us what you need. Our designers put together drawings and an organized, easy-to-read quote, then work through the details with you until the building is yours.

  2. Step 2: Permits

We manage the permits for you, wherever you live. Homes usually take 3 to 5 months to permit, depending on the county. Garages and farm buildings move faster.

  3. Step 3: Construction

Our crews build it and our project managers keep you posted every step of the way. Final payment comes after the county’s final inspection.

Questions we hear about this.

Still wondering about something? Call us at 302-399-4420.

What is a pole barn?

A pole barn, also called a post-frame building, uses large posts set in the ground or on concrete to carry the roof, with girts and purlins tying the frame together under metal siding and roofing. It spans wide without interior columns.

How much does a pole barn cost?

It depends on the size, wall height, doors and windows, roof, insulation, concrete and your site. We don’t publish package prices because those choices change the price a lot. A free quote with drawings prices your building exactly.

Do I need a permit for a pole barn?

Almost always some kind of approval. Your county or town sets the rules, and farm buildings are often treated differently. We find out what your property needs and handle the permits for you.

What warranty comes with a pole barn?

Every building we put up is backed by our 5-year workmanship warranty, plus the manufacturers’ warranties on the materials.

Where do you build pole barns?

Across Delaware and Maryland’s Eastern Shore, plus Anne Arundel County and select projects in Virginia, from our office in Dover.
