Where is your office?

At 575 N Dupont Hwy, Dover, DE 19901, open Monday to Friday, 8:00 am to 4:30 pm. Call 302-399-4420 or email info@pbuincde.com.

Where do you build?

Throughout Delaware and Maryland’s Eastern Shore, plus Anne Arundel County and select projects in Virginia. Past projects include barndominiums in Hurlock, Cordova, Ridgely and Centreville, Maryland, and commercial buildings in Frankford and Millville, Delaware.

Are your pole barns Amish-built?

Yes. Our buildings are completely Amish-built, from setting the posts to the last piece of trim, and every one is backed by our 5-year workmanship warranty.

How long have you been in business?

Since 2012. Our founder, Gary Sensenig, worked in construction in Pennsylvania for more than ten years before he started the company in Delaware.

Is Pole Buildings Unlimited a family business?

Yes. Gary Sensenig and his wife, Shontee, own and run it. Some people know us as PBU or Pole Barns Unlimited; it’s the same company.

Are you BBB accredited?

Yes, with an A+ rating. We’re also rated 4.9 out of 5 from 83 reviews on Google.

What kinds of buildings do you build?

Residential, agricultural and commercial post-frame buildings: garages, shops, horse barns, animal shelters, implement sheds, storage sheds, RV storage, pool houses, pavilions, barndominium homes and commercial buildings.

Do you do metal roofing and siding?

Yes. Every building we put up is roofed and sided in steel, and we also put new metal roofs and siding on houses, barns, garages and commercial buildings.

What is a pole barn?

A pole barn, also called a pole building or post-frame building, is framed with large posts that carry the roof, so the walls don’t have to. That allows wide, open floors without interior walls, and it’s why the same frame works for a garage, a horse barn, a shop or a home.

Do you build homes?

Yes. We build barndominiums, which are post-frame homes, and traditional homes on a block foundation or basement with 2x6 stud walls.

Can I design my own building?

Yes. Our free online 3D designer lets you set the size, roof, colors, doors, porches and lean-tos, then send the design to us for a free quote.

Is my building rated for snow?

Yes. Every pole building we put up is rated for the snow load your region typically requires. Our county pages list the design criteria each county publishes.

Can I add on to my building later?

Yes. Post-frame buildings extend well with more bays or lean-tos. If you think you’ll grow, tell us at the start and we’ll plan the layout, doors and roof so an addition fits cleanly.

Do you handle the permits?

Yes. We manage permits from start to finish. Homes typically take 3 to 5 months to permit depending on the county, while garages and agricultural buildings usually move faster.

Do I need a permit for a pole barn?

Almost always, yes. In Delaware, Kent County requires a permit for a pole building of any size, Sussex County for all construction and New Castle County for accessory buildings outside towns. Maryland counties each set their own rules, farm buildings often get a lighter track, and towns can add a step. We check what applies to your address and handle the permit.

How long does it take to build a pole barn?

Most of the wait is the permit. Homes usually take 3 to 5 months to permit, depending on the county, and garages and farm buildings move faster. One customer told us his 60 by 40 building was done three months after a January start.

Can you build on a waterfront lot or in a flood zone?

Often, yes, with extra steps. Flood zones and, in Maryland, the Chesapeake Bay Critical Area add rules about where and how a building can go. We check the maps for your property before anything is drawn.

Cost and payment.

See what drives pole barn cost and financing.

How much does a pole barn cost?

It depends on the size, height, doors, concrete, site work, permits and finishes. Every building is priced from its own drawings, so the most useful number is a free quote for yours.

Are estimates free?

Yes. Call 302-399-4420 or request a quote online and we’ll put together drawings and a free estimate.

Can I finance my building?

Yes. Our partner HFS Financial offers personal home-improvement loans that need no home equity, and checking your rate is only a soft credit check.

How do payments work?

Payment draws are listed in your contract. The final payment is due once the building is complete and the county’s final inspection is done.

Warranty.

What stands behind every building we put up.

What warranty comes with my building?

Every project is backed by our 5-year workmanship warranty, plus the manufacturer warranties on the materials we use.

Who do I call if something needs attention?
