Barndominium with cupolas and a side porch
Two cupolas, a timber gable porch and a long covered side porch outside; a vaulted great room with a plank ceiling and an open kitchen inside.
Ridgely still holds a Strawberry Festival every May, a nod to the years it was known as the Strawberry Capital of the World. The Maryland and Baltimore Land Association laid the town out in 1867, and it grew along the Maryland and Delaware Rail Road line. MD 312, MD 480 and MD 776 serve it today, and Adkins Arboretum, 400 acres of native garden, sits near Tuckahoe State Park.
We’ve built in Ridgely before, and it’s a 45-minute drive from our office at 575 N Dupont Hwy in Dover, about 30 miles. Our designers draw the building and an organized quote, we take care of the town permit and inspections, and our crew puts it up. Final payment waits until the final inspection, and the work carries our 5-year workmanship warranty.

Ridgely issues its own permits through the Town of Ridgely Planning, Zoning & Codes Enforcement office at 2 Central Avenue, (410) 634-2177. The town’s Application for Occupancy and/or Building Permit lists accessory structures and garages as a work type and asks for two copies of the drawings and a copy of the plat showing where the building will sit. The Zoning Administrator signs once the plan checks out against the town’s zoning, and some buildings also go to the Planning Commission, which meets the fourth Wednesday as needed.
Before the permit issues, the town’s Codes Enforcement Officer inspects the staked site. Footer, plumbing and electrical inspections go through Middle Department Inspection Agency, and the contractor arranges them; an occupancy permit follows the final inspection. A permit is good for 6 months. For a building over 600 sq ft, the town’s July 2023 fee schedule charges $0.40 per sq ft for storage and utility use groups, with $150 for any reinspection.

Where this comes from
Permit details checked October 2026. Rules change, so we confirm the current requirements for your parcel before anything is drawn.
Ridgely’s residential districts, including R-3, which the town zones for single-family homes and agriculture, allow private garages for up to three cars along with accessory storage, guest houses and granny flats. A detached two- or three-car garage fits that well, and anything bigger is worth a talk with the Zoning Administrator first. Under the posted 1997 ordinance, a detached accessory building in the rear yard can take up no more than 30% of the required rear yard, and none may stick out past a required yard line.
Have a question about your property? Call 302-399-4420 and we’ll look it up.
Not under the posted zoning text. An accessory building can’t go up until work on the main building has started, and it can’t be used unless the main building is in use. The town notes some zoning updates may not be online, so we confirm with the office before planning a barn on an empty lot.
Ridgely isn’t on the Critical Area Commission’s list of Caroline County jurisdictions with their own programs, and state maps show no Critical Area or FEMA flood zone inside town. The permit form still warns that wetlands may exist on a property, so we check yours.
Roughly 45 minutes by car, about 30 miles from 575 N Dupont Hwy in Dover. That makes Ridgely an easy run for our crews on site visits, staking and build days.
