Pole barns and barndominiums in Denton, Maryland.
Building in Denton.
The Choptank River borders Denton, and MD 404 bypasses the town to the north and east. The Caroline County Courthouse stands on Market Street, the Denton Historic District has been on the National Register since 1983, and Martinak State Park lies just south of town on the Choptank and Watts Creek. Which of those settings your lot falls in decides a good deal about the garage or pole barn it can hold.
Our designers draw the building and an easy-to-read quote, we handle the town permit, and our crew makes the 46-minute, 32-mile drive from Dover for the build. Outside town limits the Caroline County Department of Planning & Codes takes over, so before anything is drawn we confirm which office covers your parcel. You can rough out the size first with our online 3D designer.

Permits and rules in Denton.
Inside town limits, the Town of Denton Department of Planning & Codes (410-479-3625) issues the building permit for sheds, garages and other accessory structures; Caroline County does not. The Director of Planning & Codes approves accessory buildings administratively, unless a project would substantially change stormwater, parking and traffic, or forest conservation needs, and then the Planning Commission decides. In the Historic Overlay Zone, the Historic and Architectural Review Commission must issue a certificate of approval before any building permit, and it charges no fee.
Town staff check the staked setbacks on site before the permit issues. After that they inspect the footer, slab, foundation, framing, insulation and final, with 36 hours’ notice, and those inspections are included in the permit fee. Middle Department Inspection Agency handles electrical and plumbing, plus the building inspections on new construction of 3,001 sq ft or more. Work has to start within 6 months of issue and finish within 18. Denton also runs its own Critical Area program, and the application asks up front if your lot falls inside it.

What people build around Denton.
On a town lot, a detached garage or workshop goes in the rear yard, where Denton’s zoning puts residential accessory structures. Past 200 sq ft, the building must hold the same setback line as the house or stay 10 feet from the side and rear lines, whichever is greater, and Denton measures from the roof overhang, so eave width counts. Out on Caroline County farmland, equipment sheds, horse barns and barndominiums have room to spread out.

Have a question about your property? Call 302-399-4420 and we’ll look it up.
Do I need a town permit for a pole barn in Denton?
Yes. Denton’s own FAQ says sheds and accessory structures need a town building permit, and the Town of Denton Department of Planning & Codes issues it. Fees double on after-the-fact applications, so we file and have the permit in hand before a single post goes in.
How tall can a garage be in Denton?
In residential districts, no taller than your house or 22 feet, whichever is lower. The Planning Commission can grant an exception after a public hearing, still capped at 22 feet. We set wall height, door size and roof pitch against your house before the drawings go in.
How far is Denton from your office?
About 32 miles, or 46 minutes, from our office on North Dupont Highway in Dover. If your land is just outside Denton, the county permit office is in town too, on South 7th Street.
