Pole barns and barndominiums in Wye Mills, Maryland.
Building in Wye Mills.
The Wye Mill, in nearly continuous operation since 1682, sits on MD 662 in Wye Mills, an unincorporated crossroads where that road meets MD 404. Old Wye Church and the Miller’s House are on the National Register along with the mill, Chesapeake College is here, and so is the site of the Wye Oak, Maryland’s former honorary state tree. A severe thunderstorm brought the oak down on June 6, 2002.
Because the community straddles the county line, our first step is checking which county your parcel is in, using state property and mapping records, before filing with the right office. Then our designers draw the building, and our crew covers the 41 miles from Dover, about 63 minutes, to build it once the permit is in hand.

Permits and rules in Wye Mills.
On the Talbot side, which includes the MD 404 and MD 662 crossroads, the Talbot County Department of Permits and Inspections, 410-770-6840, issues permits. A strictly agricultural building takes an Agricultural Structure Permit and a shed of 300 sq ft or less a Shed Permit, both zoning certificates, while a garage or residential pole building takes the Building Permit with Trades. Parcels north of the line go to Queen Anne’s County Permitting & Zoning, 110 Vincit Street, Suite 104, Centreville, 410-758-4088, open weekdays from 8 a.m. to 3:30 p.m.
State Critical Area mapping takes in the crossroads as a Limited Development Area, so parts of Wye Mills fall under Talbot’s 15% lot coverage cap and Shoreline Development Buffer rules. On the Talbot side, MD 404 is one of the county’s arterial highways, and buildings in the AC, CP, WRC, TC, RC and RR districts need a 150-foot setback from it, with 50 feet in other districts.

What people build around Wye Mills.
Talbot County’s farms lean toward grain, with soybeans, corn and wheat covering the most acres, so machinery storage, hay barns and post-frame equipment sheds suit the land around Wye Mills. Along MD 404, the 150-foot setback in the rural districts puts a building well back from the highway, which leaves room for a gravel drive and a turnaround for trailers. Closer to the crossroads, a detached garage or workshop has to meet its own district’s setbacks.

Which county issues my permit in Wye Mills?
It depends on your parcel. The crossroads and the land on the Talbot side go to the Talbot County Department of Permits and Inspections, and parcels north of the line go to Queen Anne’s County Permitting & Zoning in Centreville. We check state property records before filing anything.
How far back from MD 404 does a barn have to sit?
On the Talbot side, MD 404 is a listed arterial highway, and buildings in the AC, CP, WRC, TC, RC and RR districts need 150 feet from it. In other districts the highway setback is 50 feet. We site the building and drive around that line.
Do your crews cover both sides of the line at Wye Mills?
Yes. Wye Mills is 41 miles from 575 N Dupont Hwy in Dover, about 63 minutes, and our crews work on whichever side of the county line your land sits, Talbot or Queen Anne’s.
