Pole barns and barndominiums in Queen Anne's County, Maryland.
Building in Queen Anne's County.
Queen Anne’s County reaches from small towns like Sudlersville and Barclay to Kent Island at the eastern end of the Bay Bridge, with Centreville as its seat. It had 49,874 residents in 2020. Farming is a big part of the county: it ranked first in Maryland for grain, oilseed and dry bean sales in the 2022 Census of Agriculture. With nearly 500 miles of shoreline and nearly 3,000 structures in a regulated floodplain, by the county’s count, it also has plenty of Critical Area and flood rules.
Sudlersville is about 21 miles from our Dover office and Centreville about 37, so the county is well within reach for our crews, Kent Island included. Our designers draw the building and put together an organized quote, we handle the permit with the county or the town, and a project manager keeps you posted. Final payment comes after the final inspection.

Pole barn permits in Queen Anne's County.
Outside the incorporated towns, permits come from the county’s Permitting/Zoning office: the Zoning & Permits Division of the Queen Anne’s County Department of Planning & Zoning, 110 Vincit Street, Suite 104, Centreville, MD 21617, (410) 758-4088. Applications can be filed through the county’s online portal or by email, and the office is open weekdays from 8:00 am to 3:30 pm. A garage or pole building needs four plot plans showing property lines, roads, driveways, well, septic and existing and proposed structures, plus two sets of building plans with the floor plan, footer and foundation plans, cross sections and elevations.
Accessory buildings under 200 square feet outside the 100-year floodplain need only a zoning certificate. Larger ones need a building permit, charged at $0.08 per square foot for garages and accessory structures under the February 2026 schedule, with a $90 minimum; a zoning certificate is $55. Middle Department Inspection Agency inspects the footing, foundation, framing, insulation and final stages, and electrical and plumbing work needs separate permits with county-licensed trades. Permits are good for six months, and the county’s code amendments call for footings below a 24-inch frost line on buildings of 200 square feet or more, or 10 feet or taller, which we confirm against the current code.
Farm buildings are exempt from the county building code and from the building permit. The code defines a farm building as one that stores farm implements, hay, feed, grain or other farm products, or houses poultry or livestock, with no habitable space, no processing or packaging space and no public use. The exemption stops at zoning: each farm building needs its own $55 Zoning Certificate, the county may ask for a current Farm Plan, and electrical or plumbing work still needs its permits. A county example from August 2025 shows a 120 by 80 foot equipment and hay building in the AG zone issued on a Zoning Certificate.
Inside the Chesapeake Bay Critical Area, all land within 1,000 feet of tidal water and tidal wetlands, county Planning & Zoning reviews lot coverage, capped at 15 percent in Limited Development and Resource Conservation Areas, and new buildings generally stay out of the 100-foot buffer. Farms in the Critical Area need a soil conservation and water quality plan. In the floodplain, buildings go at least 2 feet above base flood elevation or to 7.0 feet NAVD, whichever is higher, accessory buildings in A zones are limited to 600 square feet, and Public Works needs an Elevation Certificate before the framing inspection.

Farming in Queen Anne's County.
The 2022 Census of Agriculture counted 505 farms in Queen Anne’s County, up 5 percent from 2017, covering 162,145 acres at an average of 321 acres each. They sold $283.3 million in products, sixth among Maryland’s 23 counties, split almost evenly between crops (51 percent) and livestock and poultry (49 percent). Poultry and eggs brought in $126.7 million, and grains, oilseeds and dry beans $115.2 million, first in the state. Soybeans covered 60,043 acres, corn 53,815 and wheat 16,768. Farms on that scale need equipment sheds, machinery storage and hay buildings, the kind of work post-frame construction suits.

Towns we build in across Queen Anne's County.
Queen Anne’s incorporated towns handle their own permits, though the details differ. Centreville issues its own permits, with MDIA inspections billed through the Town. Queenstown combines zoning and building approval on one application and routes trade permits through MDIA. Church Hill requires a building permit, zoning certificate and site plan for a pole building, and Barclay’s Planning Commission hears each application, with FSIA as building inspector. Sudlersville posts its own permit forms, and we confirm its sequence with the Town Office. In unincorporated Stevensville, Chester, Grasonville and the rest of Kent Island, the county issues everything, and the county’s bulletin notes that incorporated towns set their own fees.

Queen Anne's County questions.
Still wondering about something? Call us at 302-399-4420.
Do farm buildings need a permit in Queen Anne’s County?
Not a building permit. The county exempts farm buildings from its building code, but each one still needs a $55 Zoning Certificate, possibly a current Farm Plan, and any electrical or plumbing permits. The building must be used for farm storage or animals, with no living space or public use.
When is a shed exempt from a building permit?
An accessory structure under 200 square feet gets only a zoning certificate, as long as the property is outside the 100-year floodplain. In the floodplain, or at 200 square feet and up, a building permit is required.
How much accessory building can I put on a 2 to 5 acre lot?
On residential lots of 2 to 5 acres in the AG, CS and APKIG districts, buildings other than the house may cover up to 200 percent of the house’s footprint, with a 5,000 square foot cap in total. Other districts allow 80 percent on lots that size, and lots under 2 acres allow 60 percent.
What does a barndominium need in Queen Anne’s County?
A new home needs a builder with a Maryland Home Builder registration, though a landowner building for their own use can sign the county’s Affirmation of Landowner instead. Residential impact fees apply to a new home, and the county sets the rate each year, so we check the current one. State rules also keep the residential sprinkler requirement for new homes.
How tall can an accessory building be on a residential lot?
On lots under 2 acres, 20 feet. On lots of 2 to 5 acres, the limit is the greater of 20 feet or the height of the house. Farm buildings on larger agricultural parcels follow the district rules, which we check for your property.
