Building in Stevensville.

Queen Anne’s County describes Stevensville as a mix of an older Eastern Shore farm community and a modern suburb. Its old village, listed on the National Register in 1986, lies north of US 50/301 with commercial development along its edges and landmarks such as the Cray House and Christ Church. The community had 7,442 residents in 2020, and much of it lies inside the Chesapeake Bay Critical Area.

From our office on North Dupont Highway in Dover, Stevensville is about 52 miles, or around 74 minutes. There is no town permit layer here, so the county is the only permit office involved. Our designers draw the building and price it in a quote you can follow, and we take the application through Planning & Zoning while you make the design choices.

Permits and rules in Stevensville.

Stevensville permits come from the Zoning & Permits Division of the Queen Anne’s County Department of Planning & Zoning, 110 Vincit Street in Centreville, (410) 758-4088. A shed under 200 square feet outside the 100-year floodplain needs only a zoning certificate. A garage or pole barn needs a building permit with four plot plans and two sets of building plans: floor plan, footer and foundation plans, cross sections and elevations. Middle Department Inspection Agency (MDIA, 410-822-8300) inspects the footing, foundation, framing, insulation and final stages.

The permit form asks whether the lot is in the Critical Area and which class applies (IDA, LDA or RCA), and county staff review lot coverage. New buildings, sheds included, generally have to stay out of the 100-foot buffer from tidal water and wetlands unless a variance is granted. The old village core is its own county zoning district, the Stevensville Historic Village Center, with design guidelines; whether they reach a backyard outbuilding isn’t spelled out, so we ask the county before the drawings are final.

What people build around Stevensville.

Stevensville mixes older village lots with newer subdivisions, which suits a detached garage, a workshop or a building that keeps a boat or camper out of the weather. On parcels with room left from the area’s farm past, a small horse barn or an equipment shed can work too, sized to stay inside the Critical Area lot-coverage limits where they apply.

Stevensville questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

Do I need a building permit for a shed in Stevensville?

Under 200 square feet and outside the 100-year floodplain, a zoning certificate covers it. In the floodplain, or at 200 square feet and up, you need a Queen Anne’s County building permit. Either way, the county reviews lot coverage if the lot is in the Critical Area.

Can a garage go close to the water in Stevensville?

Generally not inside the 100-foot buffer from mean high water or tidal wetlands. The county keeps new structures, sheds included, out of it unless a variance is granted, though 50 feet may be allowed on mapped buffer-exempt properties. We draw the buffer line on your plot plan before settling the size.
