Pole barns and barndominiums in Woodside, Delaware.
Building in Woodside.
Woodside started out as the Village of Fredonia and took its current name in 1869. Once the Delaware Railroad arrived in 1856, it became a shipping center for fruit and grain. The Woodside Methodist Episcopal Church joined the National Register in 1996. Upper King Road (US 13 Alt.), Main Street (DE 10 Alt.), DE 15 and US 13 all serve the town, home to 190 people in 2020.
The town’s zoning dates from 1982 and is due for an update with its comprehensive land use plan, so we check the current text with the Mayor before drawing. Woodside is 15 minutes from our office. Once the town and Kent County have approved, our crews build, and HFS Financial offers home-improvement loans with a soft credit check if you want to finance the project.

Permits and rules in Woodside.
Woodside handles the zoning side, and Kent County issues the building permit. Contact the Mayor to have your plans evaluated (Town of Woodside, 1478 Main Street, 302-531-6883). The result is a letter of approval from the Mayor and Town Council, which Kent County’s Office of Inspections and Enforcement requires before it issues the permit. The town’s 2018 comprehensive plan adds that Council approves projects by majority vote once the county has reviewed them, so expect the town and the county to both look at your plans.

What people build around Woodside.
On a farm of ten acres or more, Woodside’s zoning permits accessory farm buildings as accessory uses: barns, stables, sheds, tool rooms, shops, bins, tanks and silos. That suits horse barns, hay storage and equipment buildings on working land. On a house lot, a detached garage or workshop goes in the rear yard, covers no more than 30% of the required rear yard and stays 5 ft from every lot line, under a 35 ft (2 1/2 story) cap, and no accessory building may project beyond a required yard line along a street.
Woodside questions.
Have a question about your property? Call 302-399-4420 and we’ll look it up.
Is Woodside in a flood zone?
Mostly not. The 2018 comprehensive plan maps most of town in FEMA Zone X, minimal flood hazard, with only a very small Zone AE area along Tidbury Creek, and the town does not take part in the National Flood Insurance Program. If your lot touches that AE area, we confirm the requirements with Kent County first.
How far is Woodside from your office?
From 575 N Dupont Hwy in Dover it is about 9 miles to Woodside, roughly 15 minutes. That is close enough to meet you on the farm, walk the ground and pick the building site together.
Why does the town’s permit page show different size limits?
Woodside’s permit page still lists older Kent County thresholds, such as sheds of 101 sq ft or more, linked to 2012 county documents. Kent County’s current rules require a permit for sheds over 300 sq ft and for garages, carports and pole buildings of any size, and those current rules are the ones we follow.
