Building in Viola.

Viola was built in 1856, after the Delaware Railroad opened a station there, on land from a 1681 grant called Golden Thicket. The Delmarva Central Railroad’s Delmarva Subdivision line runs through town. Its roads are Main Street (Turkey Point Road) and Evens Road, which connects to US 13 in Canterbury. Viola had 140 residents at the 2020 Census.

Zoning here runs through a Planning & Zoning Committee and a Board of Commissioners, so on the first visit (Viola is 18 minutes from our office) we find out which of them your project needs. Our designers draw your building and an organized, easy-to-read quote, we carry the town’s letter to Kent County with the permit application, and our crews build.

Permits and rules in Viola.

Viola handles zoning itself and leaves the building permit to Kent County. In practice that means two documents: the town’s Compliance Letter, confirming the project meets Viola zoning, and then the county permit, with Kent County doing the plan review and inspections. A new home or business is reviewed by the Viola Planning & Zoning Committee, which makes a recommendation to the Board of Commissioners. A fence, shed, deck or pool can get its letter straight from the Town Manager if it meets zoning, though it still goes on to Kent County. The Town of Viola’s number is 302-632-4428.

Viola’s posted fees are labeled FY2025: a $25 project permit for projects under $5,000 and 0.5% of total project cost above $5,000, with documentation of the estimate required, plus $75 for a Certificate of Zoning Compliance. The town’s 2026 schedule repeats the $75 certificate but not the project-permit fees, so we confirm the current amounts before filing. Contractors also need a Town of Viola contractor’s license, at $100 a year.

What people build around Viola.

In Viola, a post-frame project can be anything from a detached garage or workshop on a town lot to a horse barn, hay storage or an equipment building on more land. Whatever the size, the town’s zoning comes first, so we site the building and check it against Viola’s rules before the drawings are final, then size the doors and bays to the trucks, trailers or animals it will hold.

Viola questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

Is Viola’s Compliance Letter the same as a building permit?

No. The letter only confirms that the project meets Viola’s zoning. You still need the building permit from Kent County, which reviews the construction plans and inspects the work. We prepare one set of drawings that serves both steps.

How far is Viola from your office?

Viola is about 11 miles south of our office at 575 N Dupont Hwy in Dover, an 18-minute drive. We can meet you at the property or at our office, whichever is easier for you.

Can I build a barndominium in Viola?

A barndominium is a new home, so it goes through the Planning & Zoning Committee and the Board of Commissioners rather than the Town Manager. If the lot is off sewer, it also needs DNREC on-site wastewater approval, and any well must be drilled by a DNREC-licensed contractor. In our experience, homes usually take 3 to 5 months to permit, depending on the county.
