Building in Felton.
Felton has two historic districts on the National Register, the Felton Historic District and the Coombe Historic District, along with the Felton Railroad Station. The town began in 1856 as a whistle stop on the Delaware Railroad, named for railroad president Samuel M. Felton Sr., and incorporated in 1861. Its 2020 population was 1,316, and its roads are US 13 and DE 12.
Felton sits 20 minutes south of our office, and the first thing we do there is check your lot against the town’s zoning, because the Compliance Letter depends on it. With the letter in hand, we file with Kent County, our crews build, and final payment comes after the county’s final inspection. We are a family-run company with an A+ rating from the BBB.

Permits and rules in Felton.
Felton enforces its own zoning, while Kent County issues the building permit. The town’s Compliance Letter states that the project meets town zoning, and Kent County, once it has that letter, reviews the construction plans and inspects the work. Questions go to the Town of Felton Town Hall at 24 E. Sewell Street (302-284-9365). Under the FY27 fee schedule (July 1, 2026 to June 30, 2027), the letter costs $25 for projects up to $5,000, or 0.5% of total project cost above $5,000; a variance is $350 and a site inspection $50.

What people build around Felton.
Felton’s 2013 zoning ordinance puts detached garages and other accessory buildings in the rear yard, 5 ft from interior side and rear lines, 10 ft from the main building and 20 ft from a dwelling on the next lot, under a 20 ft height limit, and anything other than a garage must sit completely behind the house. The town’s site also links a second zoning file, so we confirm which text is current. Those rules suit a garage or workshop set well back, and on a bigger parcel, a horse barn or equipment building.
Felton questions.
Have a question about your property? Call 302-399-4420 and we’ll look it up.
Can the Town Manager approve my project without a committee meeting?
Sometimes. For accessory projects such as fences, sheds, decks and pools, the Town Manager may issue the Compliance Letter when all zoning requirements are met. Homes and businesses go before the Felton Planning & Zoning Committee, which recommends to Town Council. We ask Town Hall which route a garage or pole barn takes.
How far is Felton from your office?
About 20 minutes. Felton is roughly 13 miles south of our office at 575 N Dupont Hwy, so a site visit, or a stop at Town Hall on East Sewell Street for the Compliance Letter, is a short trip for us.
Does a contractor need a Felton license?
Yes. Contractors need a Town of Felton contractor’s license, which costs $100 per year, runs July 1 to June 30 and is not prorated. The application asks for a copy of the contractor’s Delaware business license and a certificate of liability insurance.
