Pole Buildings Unlimited

Pole barns and barndominiums in Camden, Delaware.

Camden started as a Quaker crossroads, and its 2023 zoning code is specific about outbuildings. We design pole barns, garages and workshops that fit those rules, then build them.

Building in Camden.

Camden and Wyoming sit side by side and share the 19934 Camden-Wyoming ZIP code, but each town runs its own permits. Camden began in 1783 as Mifflin’s Crossroads, a Quaker settlement laid out by Daniel Mifflin, and the Camden Friends Meetinghouse and Brecknock are on the National Register. Camden’s population was 3,715 at the 2020 Census.

Walking your lot and measuring the setbacks is a short trip for us, since Camden is 11 minutes from the office. If you want a head start, sketch the building in our online 3D designer first. Our designers then turn the measurements into drawings, we take the plans through Town Hall, and our crews build once the permit is issued.

Permits and rules in Camden.

Camden issues its own building permits, and Kent County lists it among the towns that require their own. Under the 2023 Zoning Ordinance, no building may be erected, altered or enlarged without a permit from the Town Administrator, and that permit comes only after a Certificate of Zoning Compliance. Start with the Town of Camden Town Hall at 1783 Friends Way (302-697-2299). Every contractor on site must be licensed by the town, and inspections need 48 hours’ notice.

The ordinance lists a detached home workshop or pole building in the R-1, R-2 and R-3 districts as an accessory use that needs site plan review, and allows it outright in C-1. Another section exempts a house and its accessory buildings from Planning Commission site plan review, so we confirm with Town Hall which process applies to your lot. Sheds up to 288 sq ft are permitted in every residential district.

Our guide to pole barn permits in Delaware

What people build around Camden.

Camden mixes the Camden Historic District and Main Street with residential districts zoned R-1 to R-3 and a C-1 commercial district. On a house lot, a detached garage, a home workshop or a pool house is the kind of building that suits, while C-1 property can take a post-frame commercial building or addition. We start every Camden design from the footprint and setback numbers, so the drawing that reaches Town Hall already fits.

Camden questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

My address says Camden-Wyoming. Which town issues the permit?

The town limits your parcel sits in decide it, not the mailing address. Camden and Wyoming share the 19934 ZIP code and each issues its own building permits, and outside both towns Kent County handles it. We confirm the jurisdiction first.

How far is Camden from your office?

Close. Camden is about 5 miles from our Dover office on North Dupont Highway, roughly 11 minutes by car, so a meeting at your lot is easy to set up. You can reach us at 302-399-4420.

Can a garage be bigger than my house in Camden?

No. Camden keeps an accessory structure’s footprint from exceeding the principal building’s footprint. A detached garage also needs 10 ft side and rear setbacks (other accessory buildings need 5 ft), must stay 10 ft from your house and 20 ft from a dwelling on the next lot, and has a 20 ft height limit.

Does the historic district change the process?

Yes. In Camden’s Historic Overlay Zone, a Planning Commission hearing comes before the building permit for new construction, front or side additions, or demolition of a building over 50 years old. New construction can be at most 10% taller than adjacent buildings along the principal facade, and we plan around that hearing.
