Pole barns and barndominiums in Little Creek, Delaware.
Building in Little Creek.
Delaware Route 9, the scenic road near the Delaware Bay, runs through Little Creek, and DE 8 (North Little Creek Road) and South Little Creek Road lead west to Dover. The Old Stone Tavern and Little Creek Methodist Church are on the National Register, along with the Little Creek Hundred Rural Historic District. 195 residents were counted here in 2020.
On a site where elevations matter, it helps that we are 11 minutes away. We look at the lot, the flood map and the base flood elevation before the first line is drawn, then file the town’s combined building and flood plain application and the Kent County permit. Our crews build, and a project manager keeps you posted until the county’s final inspection.

Permits and rules in Little Creek.
Little Creek handles zoning, and Kent County issues the building permit, with the county doing plan review and inspections once the town approves. The town step uses a combined Little Creek Building and Flood Plain Permit Application, which goes to the town’s Planning Commission contact. The Town of Little Creek has no listed phone and no open office hours, so contact runs by email (TownofLittleCreek@gmail.com) or mail (P.O. Box 298). The town fee is $50, up from $10 as of April 1, 2025.
The Floodplain Requirements Ordinance, adopted in 2014, requires at least 18 inches of freeboard above the base flood elevation for all new construction, and for existing structures substantially damaged or improved by 50% or more. Under the 2014 flood maps, the base flood elevation for most of town is 10 ft NAVD88, and 11 ft near the Little River. The Land Development Ordinance also sets a 25 ft minimum front setback for the raised portion of a structure built up to meet freeboard.

What people build around Little Creek.
Accessory buildings go in the rear yard, 5 ft from side and rear lines, 10 ft from the house and 20 ft from a dwelling on the next lot, up to 20 ft tall, and their footprint counts toward impervious coverage. In a town along the bay road, the useful choices are a garage with room for a workbench, covered storage for a boat or trailer, or one post-frame building that combines a garage bay and a shop.
Little Creek questions.
Have a question about your property? Call 302-399-4420 and we’ll look it up.
How much of Little Creek is in the floodplain?
About 44 of the town’s 65 acres, according to the 2016 comprehensive plan, which puts two-thirds of Little Creek at risk of coastal flooding. If your lot is in that area, the town’s 18-inch freeboard rule applies, and we design the building’s floor height and flood openings to it.
How far is Little Creek from your office?
Little Creek is about 5 miles from our office at 575 N Dupont Hwy in Dover, an 11-minute drive, with DE 8 and South Little Creek Road both running west toward Dover. Site visits and inspections are a short trip for us.
Can I have a garage and a pole barn on the same lot?
Not on a residential lot. Little Creek allows one detached garage or pole barn plus one shed under 200 sq ft, and their combined square footage must be less than the house’s ground-floor area. One post-frame building with a garage bay and a shop area can cover both needs.
