Building in Severn.

Severn is a large suburban census-designated place in northwestern Anne Arundel County, between Fort George G. Meade and Glen Burnie. It counted 57,118 residents in 2020, up 22.6 percent from 2010. Telegraph Road (MD 170), Reece Road (MD 174), MD 100 and I-97 serve it, and the Queenstown Rosenwald School is among its historic sites.

Severn is about 83 miles from our Dover office, around 118 minutes by road, and it is part of the Anne Arundel County area we build in. You get drawings from our designers, a quote you can follow line by line, and help assembling the county’s permit package. A project manager keeps you up to date during the build, and the final payment comes after the final inspection.

Permits and rules in Severn.

Severn is unincorporated, so the Permit Center of the Anne Arundel County Department of Inspections and Permits, at 2664 Riva Road in Annapolis, (410) 222-7730, issues the permit. Since December 1, 2025, nearly all new applications go in online through the Land Use Navigator. For a detached garage or other accessory building, the package includes the application, construction plans drawn to a recognized architectural scale showing dimensions, materials and how the building goes together, and a Critical Area Worksheet.

The site plan has to be drawn to an engineer’s scale and show easements, property lines, rights-of-way and any grinder pump, private well or septic system, and a Standard Grading Plan application goes with it. The county prices the permit on the estimated value of the job. On the state’s maps, Severn lies outside the Chesapeake Bay Critical Area, though parts of it fall in a FEMA flood zone, which we check for your lot.

What people build around Severn.

Some Severn properties have room for more than a shed: a two-car garage with a workshop bay, or a storage building for a boat or RV. A pool house or pavilion is another post-frame option for a backyard. Since Severn sits outside the Critical Area, the county’s small-shed exemption applies here, so a shed up to 150 square feet and 10 feet tall needs no building permit.

Severn questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

What drawings does Anne Arundel County want for a garage in Severn?

Construction plans drawn to a recognized architectural scale, showing dimensions, materials and how the garage is built, plus a site plan drawn to an engineer’s scale with easements, property lines, rights-of-way and any well, septic or grinder pump. We prepare the drawings and assemble the package.

Is Severn in the Critical Area?

Not on the state’s maps. Severn lies outside the 1,000-foot band along tidal water that defines the Critical Area, so Critical Area lot coverage and buffer rules generally won’t apply. Parts of Severn do fall in a FEMA flood zone, so we still check your parcel.

How far is Severn from your office?

About 83 miles, roughly 118 minutes, from 575 N Dupont Hwy in Dover. Severn is part of the Anne Arundel County area we serve for the design, permits and construction of post-frame buildings.
