Building in Davidsonville.

Davidsonville is a semi-rural part of central Anne Arundel County, made up mostly of farms and suburban-style developments with relatively little commercial development. MD 214 (Central Avenue) and MD 424 (Davidsonville Road) serve it, US 50/301 passes nearby, and the Davidsonville Historic District, All Hallows’ Church and Mount Airy are among its landmarks. Public water, sewer and natural gas generally don’t reach it.

We build across Anne Arundel County, on the western shore across the Bay Bridge from Kent Island. From our Dover office, Davidsonville is about 74 miles, or around 108 minutes. Our designers draw the building and price it in a quote that is easy to read, and we take the county permit paperwork off your hands.

Permits and rules in Davidsonville.

Davidsonville is unincorporated, so building permits come from the Permit Center of the Anne Arundel County Department of Inspections and Permits, 2664 Riva Road, Annapolis, (410) 222-7730, through the online Land Use Navigator. Because homes here generally use wells and septic, the site plan for a garage or other accessory building has to show both. Placement matters: in a 2024 county variance case, a 28 by 38 foot pole barn needed a Health Department variance for missing the 30-foot separation from a well.

Farm buildings can skip the building permit under the county code’s agricultural exemption, which covers barns, stables, riding arenas, equipment and machinery storage, poultry and livestock shelters and similar buildings. The farm needs a current soil conservation and water quality plan from the Anne Arundel Soil Conservation District, and the building can’t be open to the public, over 40 feet tall or within 60 feet of another building unless cleared in a fire-safety review. Zoning and agricultural assessment also factor in, and the county’s handouts word that test differently, so we confirm eligibility with the District first.

What people build around Davidsonville.

Davidsonville’s mix of farms and suburban-style lots suits horse barns, run-in sheds, hay storage and equipment buildings, along with detached garages and workshops for the houses in its developments. Anne Arundel farms counted 1,450 horses and ponies and 5,613 acres of hay and haylage in the 2022 Census of Agriculture. Even an exempt farm building still needs trade permits for electrical or plumbing work and follows sediment control rules.

Davidsonville questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

Does a barn on my Davidsonville farm need a building permit?

Maybe not. Anne Arundel County exempts qualifying farm buildings, such as barns, stables and equipment storage, when the farm has a current farm plan from the Soil Conservation District and the building meets the height, spacing and public-use limits. You submit the Landowner’s Worksheet for Agricultural Structures and the farm plan’s conservation map showing the building.

Can I build a barndominium in Davidsonville?

A barndominium is a new home, so anyone building it for you must be registered under the Maryland Home Builder Registration Act, and state rules keep the residential sprinkler requirement for new one- and two-family homes. With generally no public water or sewer here, plan on a well and a septic system, which the county site plan has to show.
