Pole Buildings Unlimited

Pole barns and barndominiums in Crofton, Maryland.

Crofton was planned from the start, and its civic association and HOAs can add their own rules to the county’s. Our post-frame garages and storage buildings are designed to satisfy both.

Building in Crofton.

Crofton began in 1964 as a planned community on the former Duvall farm, inside the triangle formed by MD 3, MD 424 and MD 450, about 9.8 miles west of Annapolis. By 2020 it had 29,641 residents. The original section is a Special Community Benefit District governed by the Crofton Civic Association’s board, while newer sections sit outside it and include several homeowners associations.

Crofton is part of the Anne Arundel County area we build in, about 77 miles and roughly 111 minutes from our Dover office. We draw the building, give you an organized quote, and file the county permit once any community approval is in hand. A project manager keeps you posted while the crew builds, and final payment comes after the county’s final inspection.

Permits and rules in Crofton.

Crofton is unincorporated, so the Anne Arundel County Department of Inspections and Permits issues building permits through its Permit Center at 2664 Riva Road in Annapolis, (410) 222-7730, and nearly all new applications go in online through the Land Use Navigator. A detached garage, carport or shed above the size limit goes on a Residential Accessory Structure permit. A garage within 3 feet of the house counts as attached and goes on a Residential Single Family Dwelling permit instead.

Sheds no taller than 10 feet with 150 square feet of floor area or less need no building permit, a limit set by Bill 14-21 in 2021, unless they sit in the Critical Area. On the state’s Critical Area maps, Crofton falls outside it, but parts of the community are in a FEMA flood zone, so we check your parcel’s flood status. Covenant rules from the civic association or an HOA are separate from the county permit, and we ask you for them early.

What people build around Crofton.

Crofton’s suburban lots suit a post-frame garage, a workshop, a storage building or a pool house, sized to the lot and to the neighborhood’s rules. A pavilion over a patio gives covered outdoor space without enclosing it. Keep a detached garage more than 3 feet from the house and it stays on the accessory structure permit rather than the house permit.

Crofton questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

Do I need civic association or HOA approval for a garage in Crofton?

Possibly. The original section of Crofton is a Special Community Benefit District governed by the Crofton Civic Association’s board, and newer sections have their own HOAs, so private covenants may apply in addition to the county permit. Check your deed and community documents, and we will design to them.

Does a small shed in Crofton need a permit?

Under Anne Arundel County’s rules, a shed no more than 10 feet tall with 150 square feet of floor area or less needs no building permit unless it is in the Critical Area. Anything bigger needs a Residential Accessory Structure permit.

Is Crofton within your service area?

Yes. Crofton is about 77 miles, or 111 minutes, from our office at 575 N Dupont Hwy in Dover, and we build there and throughout Anne Arundel County, from design to final inspection.
