Pole barns and barndominiums in Bridgeville, Delaware.
Building in Bridgeville.
Bridgeville takes its name from a 1730 bridge over a Nanticoke River tributary, and it grew once the Delaware Railroad arrived in 1856. Today the Bridgeville Historic District and the Sudler House are among its landmarks, the town is home to the Apple Scrapple Festival, and US 13 and DE 404 both run through town.
Inside town, a permit application passes through Town Hall before it ever reaches the County; outside town, it goes straight to Sussex County. At about 31 miles and 43 minutes from our Dover office, Bridgeville is an easy trip for our crews, so we can see the site early, figure out which rules apply and plan the permit order from there.

Permits and rules in Bridgeville.
Inside town limits, start at the Town of Bridgeville Town Hall, 101 N. Main Street, (302) 337-7135. The Town permit comes first, and its office review covers zoning, the floodplain and wellhead protection areas; the Town’s application warns that Sussex County will not process a permit without it. The Sussex County permit follows, and since the County handles plan review and inspections for Bridgeville, it inspects the work and issues the certificate of occupancy.
Two more local items. Since July 1, 2021 Sussex County has owned and operated Bridgeville’s wastewater system, so a project that connects to sewer needs a County Sewer Service Concept Evaluation. The Town’s permit form also has an HOA-approval box for Heritage Shores properties. And according to the 2018 Comprehensive Plan, the historic district overlay applies only to residential structures, with the Planning and Zoning Commission reviewing changes to historic properties.

What people build around Bridgeville.
On rural parcels outside town, in a county that counted 1,053 farms and 262,079 acres of farmland in the 2022 Census of Agriculture, an implement shed, hay storage or a farm shop earns its keep. Horse barns and barndominiums fit those acreages too. In town, a detached garage or workshop fits a residential lot, built to the setbacks the Town reviews.

Can I apply to Sussex County first?
Not inside Bridgeville. The Town’s application warns that the County will not process a permit without the Town’s building permit, so the Town’s review of zoning, floodplain and wellhead protection comes first. After that, the County reviews the plans, inspects the work and issues the certificate of occupancy.
Can I put a pole building in Bridgeville’s historic core?
Check first. The 2018 Comprehensive Plan recommended standards under which no metal or pole buildings would be erected in the historic and commercial district. That was a recommendation, not an adopted rule, and whether it has since become code is something we confirm with the Town before drawing.
