Pole barns and barndominiums in Federalsburg, Maryland.
Building in Federalsburg.
MD 318 and MD 313 run together on a bypass around the southern and western edges of Federalsburg, a Caroline County town incorporated in 1823. Three National Register listings sit in or near town: the Federalsburg West Historic District, Nanticoke Lodge No. 172 on North Main Street and the Chambers Park Log Cabin on Liberty Road. Marshyhope Creek shapes the permit picture for lots near the water, since the town runs its own Critical Area program.
We design the building and prepare the town application with its site plan, setbacks and lot coverage figures. From Dover it’s a 59-minute drive, about 42 miles, for the site visit, the staking and the build itself. If the lot sits outside town limits, it falls under Caroline County instead, and we sort that out before drawing anything.

Permits and rules in Federalsburg.
All new construction inside town limits needs a building permit from the Town of Federalsburg Permitting Office / Code Enforcement Department at Town Hall, 118 North Main St., 410-754-8173, whose permit coordinator is also the Planning & Zoning Administrator. The town’s January 2025 permit sheet names garages and pole buildings outright, along with carports, gazebos, greenhouses and sheds over 200 sq ft. The application asks whether the lot is in the Critical Area or floodplain and whether sediment control, stormwater or forestry rules apply. Allow at least 7 days for the permit to issue.
First State Inspection Agency, 302-422-3859, handles the footer, foundation, framing, insulation and final inspections. Town fees, set by Ordinance 2018-3, cover plan review, the permit, inspections and the certificate of completion, with any extra agency or Town Engineer review added on. A permit is valid for 180 days, and the work must be done within 18 months. Caroline County may also require a sediment control plan, and a property near Marshyhope Creek may need a floodplain and Critical Area application.

What people build around Federalsburg.
A post-frame garage, workshop or pole barn on a Federalsburg lot follows the same town path as any garage. A shop for a business is different: commercial and industrial permits also go to the Planning & Zoning Commission and the Fire Marshal. Beyond town limits, Caroline County farms lean heavily on poultry and grain, and an equipment shed, hay barn or lean-to out there goes through the county instead, with the farm building rules that come with it.

Does a pole building need a permit in Federalsburg?
Yes. Federalsburg’s permit sheet lists attached and detached structures, garages and pole buildings included, as needing a town permit, and the same goes for carports, gazebos, greenhouses and sheds over 200 sq ft. We prepare the site plan, setbacks and lot coverage numbers the application asks for.
What if my lot is near Marshyhope Creek?
You may need a separate floodplain and Critical Area application. Federalsburg is on the Critical Area Commission’s list of Caroline jurisdictions with their own programs, and parts of town fall inside the Critical Area and a FEMA flood zone, so we look at your parcel’s maps before design.
How far is Federalsburg from your office?
Plan on about 59 minutes and 42 miles from our office at 575 N Dupont Hwy in Dover. First State Inspection Agency handles the town’s inspections, so we line those visits up with our build days.
