Pole barns and barndominiums in Greenwood, Delaware.
Building in Greenwood.
Greenwood covers just 0.7 square miles along US 13, the Sussex Highway, and DE 16 and DE 36 also serve the town, with the Richards Historic District among its landmarks. It holds a spot in state weather history too: Delaware’s official snow-depth record, 28 inches, was measured near here in February 2010. Inside town, the zoning is specific about outbuildings; outside it, Sussex County rules take over.
Only about 36 minutes separate Greenwood from our Dover office, a 27-mile drive, so a site visit fits easily into a morning. We measure the lot, check which zoning district it sits in, and draw a building that fits the Town’s size and placement limits before anything is filed. Then our crews build it, and your project manager keeps you posted.

Permits and rules in Greenwood.
The Town of Greenwood Town Hall, 100 W. Market Street, (302) 349-4534, issues a combined Building Permit/Zoning Compliance Certificate. Its application asks whether you are providing three sets of detailed plans, a site plan and a deed plot plan, plus an HOA approval letter where one applies and the builder’s Town of Greenwood business license number, and the Town’s review flags any flood zone, wetlands, elevation-certificate or as-built survey needs. The Town wants a copy of the Sussex County permit once it is issued.
Sussex County’s Building Code Office reviews the plans, inspects the construction and issues the certificate of occupancy for Greenwood projects. When the work is finished, the Town makes its own final inspection and issues the final Certificate of Zoning Compliance, so the job closes out with both. Outside town limits, the County handles the whole permit, and we schedule around each step.

What people build around Greenwood.
The R-1 limits steer an in-town project toward a private garage of up to 750 square feet or a small storage shed, with two accessory buildings at most per lot. Sussex counted 95,409 acres of corn for grain and 79,848 acres of soybeans in 2022, and on rural parcels outside town, equipment buildings, farm shops, horse barns and barndominiums fit that kind of land.
Greenwood questions.
Have a question about your property? Call 302-399-4420 and we’ll look it up.
How big can a garage be in Greenwood?
On an R-1 lot, a private residential garage may cover up to 750 square feet of ground space, and a residential storage shed or similar outbuilding up to 150 square feet. No lot may have more than two accessory buildings, counting a detached garage. Larger buildings belong on land outside town.
Can a garage go in the side yard?
Only behind the rear-yard setback line. Greenwood keeps detached accessory buildings out of the front yard and out of side yards forward of the front-yard setback line; in a rear yard, or a side yard behind the rear-yard setback line, they need at least 5 feet from every property line.
