Pole barns and barndominiums in Vienna, Maryland.
Building in Vienna.
Vienna was founded in 1706 on the Nanticoke River, near the site of the Nanticoke town of Chicacone. It thrived on trade, shipbuilding and tobacco farming, and the British raided it in both the Revolutionary War and the War of 1812. Handsell, listed on the National Register in 2008, is among the landmarks of this river town.
Vienna is a small town with specific rules, and those details change how a post-frame building is drawn, so we design to them from the first sketch instead of fixing drawings later. The drive from Dover takes about 88 minutes over about 59 miles, and we handle the Town and County permits in the order Vienna requires.

Permits and rules in Vienna.
Vienna is Town first, County second. Start with the Building/Zoning Authorization Permit at the Town of Vienna’s Town Office, 214 Market St. (410-376-3442), approved by the Town Zoning Inspector and, where required, the Planning Commission. The form asks for the parcel’s Critical Area designation and zoning, a hard-line drawing of the building on the lot and the builder’s MHIC or MHBR number. With Town approval, the building, plumbing, electrical and HVAC permits come from Dorchester County’s Department of Permits, Inspections & Licensing (410-228-9636), and the County handles floodplain review. Zoning and Critical Area review stay with the Town.
Town Code 16-13-5 requires a building permit for every detached accessory building. Each must be at least 96 square feet, sit in the rear yard and cover no more than 33% of it, stay 5 feet from the side and rear lines and stand no taller than 20 feet. Over 288 square feet, a building such as a garage needs a roof pitch of at least 5:12, overhangs of at least 10 inches and an exterior in keeping with the house and the neighborhood. Treated-wood floors on the ground aren’t allowed, and the building can’t go up before the house.

What people build around Vienna.
In town, the rules point to a building that sits behind the house and looks like it belongs: a garage or workshop with the steeper roof the Town asks for, or a storage building for a boat or camper. Accessory walls need wood, vinyl or another suitable covering. Vienna also requires at least 96 square feet of storage space with all new construction, worth knowing for a barndominium. Beyond the town limits, County rules take over for equipment buildings and horse barns.

What roof pitch does Vienna require for a garage?
For an accessory building over 288 square feet, such as a garage, at least 5:12, with the roof extending at least 10 inches past the walls. Smaller pre-built sheds of 96 to 288 square feet need at least 3:12 and 3.5-inch overhangs, pressure-treated floor framing, approved anchoring and a final inspection by the Town Code Enforcement Officer.
Is my Vienna lot in the Critical Area?
It may be. Vienna sits on the Nanticoke and is its own Critical Area jurisdiction, covered by the state commission’s Dorchester reviewer rather than the County. The Town permit form asks for the designation: buffer exempt, RCA, LDA, IDA or outside the Critical Area. That shapes where the building can sit.
