Building in Sharptown.

The Sharptown Bridge carries MD 313 over the Nanticoke River from Sharptown into Dorchester County, and the bridge is one of the town’s landmarks, along with the San Domingo School, listed on the National Register in 2007. Sharptown incorporated in 1874 and had 691 residents in the 2020 Census. MD 348 (Laurel Road) also serves it.

Being on the river shapes the paperwork. The Town’s permit form has a Critical Area checkbox, and lots near the water answer to the Town’s own Critical Area ordinance, so those questions get settled before the drawings are final. Sharptown is also one of the closer Wicomico towns to our Dover office, at about 50 miles and about 78 minutes.

Permits and rules in Sharptown.

Sharptown’s Building Permit Application carries lines for Sharptown Planning & Zoning approval and Board of Appeals approval, and the Town issues the permit itself. Each application needs a plan drawn to scale, in triplicate. A permit expires if work has not begun within 120 days or is not substantially complete within two years. The Sharptown Building Inspector does the inspections; call Town Hall at 401 Main St. (410-883-3767) at least 24 hours ahead to schedule one. The posted ordinance and form are older, so we confirm current requirements there first.

Critical Area Ordinance No. 51 includes a 100-foot Buffer and limits lot coverage in Limited Development Areas, and where those limits are exceeded it requires planting mitigation equal to twice the area of new development. Owners of Critical Area lots must meet the state criteria before the Town issues a building permit, so we lay the building out with those limits in mind.

What people build around Sharptown.

For a river town, a storage building with a tall door for a boat and its trailer is a natural fit, alongside a detached garage or workshop. Outside the town limits, Wicomico County’s rules take over, and a farm building there still needs a county permit and every inspection, though the county waives its permit fee for farm buildings.

Sharptown questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

My land is across the Sharptown Bridge. Does the Town handle it?

No. MD 313 crosses the Nanticoke into Dorchester County on the Sharptown Bridge, so land on the far side is in a different county with its own permit office and rules. On this side, the Town permits buildings inside its limits and Wicomico County covers the land outside them. We confirm the jurisdiction from your parcel first.

Is there a size limit on garages in Sharptown?

Yes: 900 square feet of floor area in the R-1 Prime Residential district. A garage there goes in a side or rear yard, 10 feet or more from every lot line and easement, and the dwelling plus its outbuildings can cover at most a quarter of the lot.

How far is Sharptown from Dover?

About 50 miles from our office, which mapping puts at about 78 minutes. Every building we put up carries our 5-year workmanship warranty, whether it sits in town or out on county land.
