Building in Crisfield.
Crisfield sits on Tangier Sound, an arm of the Chesapeake Bay, and is known as the Seafood Capital of the World. Its low-lying downtown is prone to flooding, and Hurricane Sandy left most of the city underwater in 2012. Somerset County’s 2019 Nuisance Flooding Plan lists dozens of city streets that flood repeatedly, from Broadway and Chesapeake Avenue to Somers Cove and Myrtle Street.
A building here starts with elevations as well as a floor plan: a building permit application begins with a ground elevation survey, and the City is advancing Phase I of the Southern Crisfield Flood Mitigation Project, designing berms, bulkheads, tide gates and pump stations south of Chesapeake Avenue. We make the trip from Dover, about 93 miles and about 127 minutes by car, for the site visit.

Permits and rules in Crisfield.
The City of Crisfield’s Department of Planning, Zoning, Permits, Inspections & Property Management, through the City Inspector at City Hall, 319 W. Main Street (410-968-1333), processes zoning, building, grading, plumbing, mechanical, electrical, HVAC and gas permits as one package, and you can file on the City’s iWorQ portal. Before applying, you need the ground elevation survey (four-corner elevations in the floodplain), licensed trade names and the 911 address. Plans show live, wind and snow loads and member sizes, with a design professional’s seal where required. Nothing may be built within an easement.
The City sets the lowest floor at least 2 feet above base flood elevation, a foot more than Somerset County requires, and in a V zone the bottom of the lowest supporting member must reach that height, with an Elevation Certificate once the floor is in place. In residential districts, accessory buildings are limited to three per lot and 1,000 square feet combined, or the house’s floor area if that is less, with 6-foot side and rear setbacks and a height no greater than the house or 23 feet, whichever is less.

What people build around Crisfield.
Crisfield is a working waterfront town, so the buildings that make sense are practical: a garage, a workshop, or a storage building for a boat or camper. Where a lot is in the flood zone, the design has to answer to that from the start. The ground matters too: the City’s permits carry a hydric-soil disclaimer because most soil types in the city are hydric, so footings and site work deserve extra care.

Do I need a permit for a small shed in Crisfield?
Yes. The City requires a building permit to build, enlarge, alter, repair, move or structurally change any building or structure, from a tool shed to a house. Zoning, building and trade permits go through the City Inspector together, and you can file on the City’s iWorQ portal or call 410-968-1333.
What about the Critical Area in Crisfield?
The City runs its own Critical Area program, separate from Somerset County’s. In early 2026 it took up Ordinance No. 735 to repeal and replace its Critical Area zoning article and map, so we confirm the version in force before designing anything near the shoreline.
How far is Crisfield from your office?
About 93 miles and about 127 minutes by car from our office at 575 N Dupont Hwy in Dover. It’s a long run down the Eastern Shore, so we plan site visits and build days around the drive.
