Building in Salisbury.

Salisbury sits at the head of the Wicomico River and is the Wicomico County seat. It is the largest city on Maryland’s Eastern Shore and a commercial hub for the Delmarva Peninsula, with US 13 and US 50 sharing the Salisbury Bypass. City lots take a garage sized to the setbacks; county farms past the city line have room for more.

Our office at 575 N Dupont Hwy in Dover is about 57 miles from Salisbury, a drive of about 79 minutes. We draw the building, file the permit with whichever office covers your parcel and send our crews to build it, with a project manager keeping you posted. Final payment comes after the final inspection, and the work carries our 5-year workmanship warranty.

Permits and rules in Salisbury.

Inside city limits, the City of Salisbury Department of Infrastructure & Development issues the building permit, reviews plans, inspects the work and handles zoning approval. Wicomico County does not issue building permits in the city, though electrical work runs through the county. The permit counter is in Room 202 of the Government Office Building, 125 N. Division St. (410-548-3130 or 410-548-3170), and applications can also go through the City’s OpenGov portal.

Storage sheds, barns, carports and garages all need a City building permit, and the accessory permit carries Building, Historic and Zoning approval lines. On an interior lot, a detached garage keeps at least 5 feet from the rear and side lines; a corner lot with two street frontages takes two 25-foot front and two 10-foot side setbacks. Residential permits need a site plan by a Maryland licensed surveyor and, when trusses are used, sealed truss drawings from a Maryland licensed engineer.

Our guide to pole barn permits on Maryland’s Eastern Shore

What people build around Salisbury.

Inside city limits, the permit guidelines name what fits a residential lot: a detached garage, carport, storage shed or barn. Outside them, Wicomico ranks first in Maryland for poultry and egg sales, and its farms and rural lots have room for equipment buildings, horse barns and barndominiums that pair a home with a shop under one roof.

Salisbury questions.

Have a question about your property? Call 302-399-4420 and we’ll look it up.

Does the City or Wicomico County issue my Salisbury permit?

Inside city limits, the City does. Outside them, the county’s Permits & Inspections office in Room 201 handles it (410-548-4810). Both offices sit in the Government Office Building on N. Division St. but run separate systems, so we confirm which side of the city line your land is on first.

Does a garage in a Salisbury historic district need approval?

Plan on it. Any exterior change in the Downtown, Newtown or Camden historic districts needs a Certificate of Approval from the Salisbury Historic District Commission, and its design guidelines have a section on garages and outbuildings. The commission meets on the fourth Wednesday of each month, so we plan that review ahead of the permit.

How deep do footings go for a garage in Salisbury?

Footings go 24 inches below finish grade, or at least 12 inches for an accessory building under 600 square feet. Inspections follow at the footing before concrete, then foundation or floor framing, framing and final, and no building may be occupied until the City issues a Certificate of Occupancy.

How far is Salisbury from your office?

About 57 miles from 575 N Dupont Hwy in Dover, or about 79 minutes by car. Before the first site visit, you can lay the building out in our online 3D designer and send it over.
