Pole barns and barndominiums in Milton, Delaware.
Building in Milton.
Milton began as Head of Broadkiln, a shipbuilding town at the head of the Broadkill River, and took its name from the poet John Milton in 1807. The Milton Historic District, the Broadkill River and Governors Walk, and the Dogfish Head Brewery are among its landmarks, and DE 5, DE 16 and DE 30 lead into town.
At about 33 miles, Milton sits within a 47-minute drive of our Dover office. Near the town center, the historic overlay and the Broadkill both shape what can be built, so we talk with Town Hall on Federal Street before drawings are final. Then we file the permits, build, and keep you posted to the end.

Permits and rules in Milton.
The Town of Milton issues its own building permits for new construction and rehabilitation under the International Building Code and regulates land use through its zoning code. Start with the Town of Milton Town Hall (Planning Director), 115 Federal Street, (302) 684-4110. Milton is not one of the towns where Sussex County does plan review and inspections, but the County requires its own permit for accessory structures inside municipalities as well, so expect to carry two.
Inside the Historic Preservation Overlay District, about 87.2 acres with 188 contributing structures, principal, accessory and special uses allowed by the underlying zone are permitted only if the Milton Historic Preservation Commission approves them (§220-21). The Commission, 5 to 7 volunteers, reviews proposed changes to historic buildings using the Town’s preservation ordinances and the Secretary of the Interior’s Standards for Rehabilitation. We confirm current size and setback limits with Town Hall before drawing.

Where this comes from
Permit details checked October 2026. Rules change, so we confirm the current requirements for your parcel before anything is drawn.
What people build around Milton.
A detached garage or workshop in Milton has to suit the lot and, inside the overlay, the Commission’s review. Milton’s Town Center also has a history of recurring flooding from the Broadkill River, driven by Delaware Bay storm surges and heavy rain in the Wagamon’s Pond watershed, so a low site near the river needs careful planning. On larger parcels outside town, a horse barn, equipment building or barndominium has room under County rules.

Who issues building permits in Milton?
The Town of Milton does, for new construction and rehabilitation, and it regulates land use through its zoning code. Sussex County also requires its own permit for accessory structures inside the town. We file both, and we confirm the current Town requirements with Town Hall at (302) 684-4110.
Can I build a garage in Milton’s historic district?
Yes, if the Commission approves. Accessory uses the underlying zone allows are permitted in the Historic Preservation Overlay District with Historic Preservation Commission approval. The Commission reviews against the Secretary of the Interior’s Standards for Rehabilitation, so design details matter, and we plan the submission with that in mind.
How far is Milton from your office?
Roughly 47 minutes. Milton is about 33 miles from our office on North Dupont Highway in Dover, one of the nearer Sussex towns we serve, so design visits and build days stay close at hand.
