Pole barns and barndominiums in St. Georges, Delaware.
Building in St. Georges.
Two bridges mark St. Georges today: the Senator William V. Roth Jr. Bridge on DE 1 and the St. Georges Bridge on US 13. The community was settled before 1730 at the head of St. Georges Creek and incorporated in 1825, then gave up its charter in 1940 after the Chesapeake and Delaware Canal divided it and a newer bridge carried traffic past.
Today 1,957 people live in the St. Georges area, and the North Saint Georges Historic District keeps part of the old town’s story. With no town government, building here works the way it does across unincorporated New Castle County. Meeting you on the property before we draw is easy, since St. Georges is about 32 miles and roughly 43 minutes from our Dover office.

Permits and rules in St. Georges.
In St. Georges, permits start with the New Castle County Department of Land Use, (302) 395-5400, at the County Government Center, 87 Reads Way in New Castle. Applications are filed online through eApply/ePlans. For a garage or pole barn, the county’s requirements list asks for building plans, a licensed contractor and a signed and sealed plot plan of existing and proposed improvements; at 480 square feet or more, add a Lines and Grades plan sealed by a Delaware-licensed engineer or surveyor. Land Use can confirm the current list when we apply.
Land along the creek and the canal deserves a flood-map check before anything is drawn. If part of your parcel is mapped floodplain, county rules call for 18 inches of freeboard, prohibit net fill so any fill must be offset with compensatory storage, and bar replacing or substantially improving structures in the floodway. Those rules come from the county’s published floodplain procedures, so Land Use gets the final word for your lot.

What people build around St. Georges.
What makes sense in St. Georges depends on where the property sits. Close to the old village and the water, a detached garage, a workshop or covered boat storage works well, kept out of the floodway and built to the freeboard rule. On larger acreage, a pole barn for equipment, a horse barn or a barndominium is possible, and our online 3D designer lets you try sizes before we talk.

St. Georges used to be a town. Who handles permits now?
New Castle County. St. Georges gave up its charter in 1940 and is now unincorporated, so the Department of Land Use issues building permits, reviews zoning and inspects the work. We file the application through the county’s eApply/ePlans system and track it for you.
My St. Georges property has a 19709 or 19720 ZIP. Does that change anything?
Not for the permit. The St. Georges area takes in parts of the 19720, 19701 and 19709 ZIP codes as well as its own 19733. What matters is that the land is unincorporated, so New Castle County, not Middletown or the City of New Castle, issues the permit.
What is the drive from your office to St. Georges?
Roughly 43 minutes and about 32 miles, with DE 1 and US 13 both serving the area. That makes the site visit, the build and the final inspection an easy run for our crews.
